Tenant's Checklist After Executing Lease
After the lease has been excuted, the tenant should take care of these items:
1. Transfer utilities to tenant's name starting on the day of the lease. Please note that certain utilities service cannot be started on weekend so plan accordingly.
2. Obtain renter's insurance with landlord's name and managing agent as additional insured.
NVAR Deed of Lease Paragraph 21"Throughout the Lease Term, the Tenant shall maintain an insurance policy which providespublic liability coverage, protects Tenant’s personal property and names the Landlord and Managing Agent as additional insureds."
3. Notify condo/HOA association and provide a copy of the Lease if applicable and schdule move in.
Some associations will require landlord consent to use the amenetiies.
4. Schedule walk-through inspection.
Tenants are encouraged to document the cosmetic condition by taking photos and emailing the photos to the landlord or management.
NVAR Deed of Lease Paragraph 18CHECK-IN INSPECTION. Within 5 days after the beginning of the Lease Term, the Landlord shall submit a written report to the Tenant itemizing the condition of the Premises at occupancy. This report shall be deemed correct unless the Tenant submits additional items in writing to Landlord within 5 days after receipt of the report. This report is for information only and does not constitute an agreement to decorate, alter, repair or improve the Premises. Any request for repairs must be submitted separately in writing to Landlord.
